SLR helps Berkeley Homes gain planning approval for 750 homes
SLR Consulting has helped Berkeley Homes gain planning permission for 750 new homes in Warfield, north of Bracknell.
The proposal includes a 60-bed senior living facility, a new north-south link road, a primary school, community sports and play facilities covering over seven hectares. It also encompasses 14 hectares of SANG land (Suitable Accessible Natural Green Space),including woodland and meadows for existing and new residents to enjoy. The homes are the first phase of Bracknell Forest Council’s plans for 2,200 new houses in Warfield.
SLR Director, Jeremy Smith, said: “We were appointed Landscape Architects on the scheme in April 2013 and were tasked by Berkeley Homes (Oxford and Chiltern) to develop a landscape-led masterplan to reflect the site’s location on the edge of Bracknell and the presence of existing woodland and water courses.
“Interestingly, in a departure from the norm, we were asked to first design the green infrastructure for the site, with Berkeley’s architects subsequently designing the housing to respond to these spaces. This approach enabled the landscape design to shape the overall character of the development right from the start of the project.
“Empowering landscape design to determine the personality of a development in this way is a strategy we increasingly advocate house builders should adopt. Not only can it create vibrant and sustainable communities – but it can also help secure planning approval especially for schemes in sensitive locations.”
SLR’s design incorporates footways, cycle routes, SuDS and recreational opportunities throughout the comprehensive system of greenways, providing opportunities for new residents to walk or cycle to their destination.
“It has been a fantastic project to work on as it demonstrates how good spaces can allow new residential areas to become more socially sustainable by creating opportunities for residents to come together and enjoy shared facilities,” added Jeremy.

At Warfield, SLR provided a high quality landscape design which then formed the basis for our overall development masterplan. In this way we were able to provide a masterplan which responded to the specific character of the local area.”
