Waste advice for Lewisham town centre regeneration project

SLR provided operational waste management and transport design advice in support of the submission of the hybrid planning application for the Lewisham Shopping Centre redevelopment scheme.
Challenge
If consented, the 17-acre masterplan will deliver 1,700 new homes, including a minimum of 20% affordable housing, alongside 445 co-living residences, and up to 660 student beds.
Alongside the residential units and the redevelopment of the 1970s shopping centre, there will be additional shops, restaurants and leisure facilities set amongst carefully crafted landscapes and green spaces, bringing the town centre back to life.
The servicing of buildings, including residential and commercial waste collections, was a critical part of the scheme consideration and design process.
Solution
SLR was engaged throughout the design development and refinement process, working with the client and architect teams for the two detailed plots and masterplan, to ensure that sufficient space is allocated for waste storage (including future proofing) within each building. SLR liaised with Lewisham Council waste officers to ensure that the appropriate waste provision was included and to brief them on the relatively new co-living residential concept.
Buildings to be constructed in the earlier phases of the development programme need to operate in isolation, to begin with, but have the ability to transition to a consolidated solution later in the masterplan programme. Retention of the existing shopping centre service deck provided an opportunity for consolidation of commercial waste collections and thus a reduction in the number of waste collection vehicles needing access to the site and surrounding roads.
Impact
The project has been shaped by the community from the outset, with over 2,500 community members visiting the engagement hub, over 500 pieces of feedback, and close collaboration with a group of 16 local design champions who have shaped the project from the beginning.
The masterplan will create thousands of new jobs and opportunities resulting in an estimated £160m boost to the local economy in Lewisham.
The operational waste management strategy and associated detailed / outline development designs will ensure that waste can be managed sustainably, without adversely impacting the green and biodiverse landscape, and amenity space
