Challenge

Fletcher Building is redeveloping their wood panels plant at the existing Laminex site in Taupō, involving over height components within the industrial development. Under heavy industrial zoning, and permitting a maximum built height of 16m, the proposed site included buildings of compliant height, through to four stacks with a maximum height of 38m.

Our client sought to achieve an efficient project approach, procuring equipment designed by overseas suppliers. As this process unfolded the project went through a series of design iterations.

Solution

The SLR Landscape Architecture team provided design mitigation solutions and an assessment of landscape effects for the over height industrial development. Our role included communicating consenting risks associated with potential adverse landscape and visual effects, and managing the effective assessment process and design mitigation to help address these issues.

The assessment of landscape effects analysis process helped to effectively address opportunities and constraints arising from the application’s physical and policy contexts. Our design mitigation approach drew on analysis of the policy and physical context. We worked through landscape related project pinch points and provided strategic mitigation design advice.

Solutions included working with well-established existing boundary vegetation, to be supplemented with successional planting avoiding a higher short-term level of effects with sole reliance on new planting establishing.

Our advice also included exterior architectural elevation detailing, abstracted from surrounding vegetative form to further help visually break up the proposed built form.

Detailed plant plans, soft landscape specifications and tender documentation then followed.

Impact

Our effective and place responsive assessment and design mitigation assisted Fletcher Building to successfully achieve a non-notified consent application.
