Challenge
Ailsa Wharf will regenerate one of the last remaining brownfield sites in Tower Hamlets, transforming a heavily contaminated 2.5-hectare tract of land next to the River Lea. It will create a vibrant mixed-use hub of new homes, offices, retail and leisure facilities in 13 buildings of varying heights, set within significant areas of new public realm. A welcoming link will run through the site to a new riverwalk, alongside the potential for a footbridge linking Tower Hamlets to Newham.
Solution
The site is located in close proximity to the A12, however we were able to demonstrate to TfL and the London Borough of Tower Hamlets (LBTH) that the traffic impact of the proposals would be limited and acceptable through LINSIG modelling. We undertook a detailed trip analysis outlining the demand on all modes of transport and the impact on particular bus and rail services, also accepted by TfL.
Impact
In addition, we worked closely with the architect and landscape consultant to enhance the public realm, introducing a new pedestrian and cycle route through the site across the River Lea via a new bridge.
